Equity Multiple (EM) Mathematical Architecture

Equity Multiple Formula

Total Cash Returned = Cash Distributions + Exit Proceeds
Equity Multiple = Total Cash Returned ÷ Total Invested Capital

Equity multiple tells you how much total cash came back, but ignores the time value of money. A 2.0x multiple in 3 years is dramatically better than a 2.0x multiple in 12 years.

Equity Multiple vs. IRR

Annualized Return % = [(Equity Multiple)^(1 / Years) − 1] × 100

While Internal Rate of Return (IRR) is sensitive to early cash timing, institutional real estate investors always review both IRR and Equity Multiple to prevent deceptive short-term exits.
