Mortgage Amortization Mechanics, PITI Components & PMI Thresholds
A Mortgage Calculator computes the all-inclusive monthly housing expense (PITI) and lifetime borrowing cost for residential real estate. Monthly Principal & Interest is determined using the universal constant-payment amortization formula M = P × [r(1 + r)^n] ÷ [(1 + r)^n − 1], where P is net borrowed principal, r is monthly interest rate, and n is total term months. Escrow impounds for municipal property taxes and hazard insurance are added on a 1/12th annual basis. For down payments below 20%, Private Mortgage Insurance (PMI) is automatically applied until the loan amortizes to 80% LTV under the Homeowners Protection Act of 1998.
• P = Home Price − Down Payment
• r = Annual Rate ÷ 12, n = Years × 12
• Calculates fixed monthly P&I
• T = County Property Taxes / year
• I = Homeowners Hazard Policy / year
• Covers full shelter cash outlay
• Federal Homeowners Protection Act
• Request at 80% LTV; Automatic at 78%
• Saves $100–$350+/mo once met

Worked Real-World Mortgage Examples
Step-by-step mathematical breakdowns of common homebuyer dilemmas: down payment PMI hurdles, loan term trade-offs, and early prepayment interest savings.
$400,000 Purchase: PMI vs Cash-to-Close
Putting 10% down ($40,000) results in a $360,000 loan, requiring $225/mo in PMI until month 89 when equity reaches 80%. Putting 20% down ($80,000) eliminates PMI instantly and reduces monthly P&I by $252/mo.
$500,000 Loan: Lifetime Interest Elimination
On a $500,000 loan balance, a 30-year mortgage at 6.2% costs $3,062/mo in P&I with $602,408 in total lifetime interest. A 15-year loan at 5.7% costs $4,138/mo (+35% cash flow), but slashes interest to $244,840.
Bi-Weekly or Extra Principal Prepayments
Adding just $200 per month toward principal on a $350,000 30-year mortgage at 6.5% accelerates your amortization curve, eliminating 4.5 years off the mortgage and saving $67,820 in compounding bank interest.
