HELOC Guide: How Combined Loan-to-Value (CLTV) Works
A Home Equity Line of Credit (HELOC) is a second mortgage secured by your home. Unlike a traditional home equity loan that disburses a fixed lump sum at a fixed rate, a HELOC functions like a high-limit credit card backed by residential real estate.
Under current IRS tax rules (TCJA), HELOC interest is tax-deductible only if the borrowed funds are used to buy, build, or substantially improve the taxpayer home that secures the loan. Interest on HELOC funds used for vacations, debt consolidation, or living expenses is non-deductible.
Most HELOCs carry variable interest rates tied to the U.S. Prime Rate plus a margin. When the Federal Reserve raises benchmark interest rates, your monthly interest-only payments rise immediately, even without additional borrowing.
Frequently Asked Questions
Can I pay principal during the draw period?
Yes. While only interest is required during the 10-year draw period, making voluntary principal payments reduces your balance, saves on interest, and replenishes your available credit line for future borrowing.
What credit score is needed for a HELOC?
Most major banks require a minimum credit score of 660 to 680 for HELOC approval, with scores of 740+ qualifying for the lowest Prime Rate margin adjustments and up to 85%–90% CLTV caps.
Is a HELOC better than a cash-out refinance?
If your existing primary first mortgage has a very low locked interest rate (e.g. 3%), a HELOC is almost always superior to a cash-out refinance because it preserves your ultra-low first mortgage rate rather than refinancing your entire debt at today higher rates.
What fees are associated with opening a HELOC?
Common closing costs include property appraisal fees ($300–$600), title search and recording fees ($200–$500), and occasional annual maintenance fees ($50–$100). Many lenders waive closing costs if the line remains open for at least 24 to 36 months.
